# The phone rings at night: the alarm on your El Rubial unit

The El Rubial estate holds more than 190 firms. When the alarm company rings at three in the morning about yours, here is what to do before you drive over, at the door, and afterwards if it was forced.

El Rubial covers 500,000 m² on the edge of Villena and holds more than 190 firms, most of them in footwear and services; Bulilla is the town’s other estate. At night both are empty, and the only thing awake in many units is the alarm panel. If you are the key holder, sooner or later the phone rings in the small hours.

Some of those calls are false alarms and some are not. This is how to handle both.

## Before you get in the car

1. **Ask the alarm company exactly what triggered.** A single sensor inside, or a door contact? Did the camera show anything? A door contact on the outside is more serious than one movement sensor inside.
2. **Ask whether they have called the police.** If they have not and anything points to a real break-in, ring 112 yourself.
3. **Do not go alone, and do not go in.** If the door is open or damaged when you arrive, stay in the car and wait for the police.

## At the unit

- **Look before you touch.** Doors, shutters, windows and the roof access if there is one.
- **If nothing is forced,** reset the alarm with the company on the phone and note the time and the zone. Repeated false alarms from the same zone are a fault worth fixing.
- **If something is forced,** photograph it before anyone moves anything, and wait for the police.

## If the door has been forced

The priority is a unit that locks again before your staff arrive in the morning. Once the police have finished, we replace a broken cylinder, refit a split keep, free a bent bolt or, if the frame is too damaged for a lasting repair that night, make the door secure for now and plan the proper repair. We do not make or weld doors or shutters; we work on their locks.

Afterwards it is worth thinking about the cylinders on every outside door, not just the forced one, and about who holds keys. In a family firm, keys handed out over the years add up.

## Before it happens

- **Keep a list of who has keys** and to which doors. Update it when people leave.
- **Make sure the alarm company has two key holders**, not one.
- **Put the unit’s exact address and plot number in your phone**, ready to send.
- **If a safe is inside,** make sure more than one person can open it, legally and practically.
